The two existing two-story buildings on the site which contain a total of approximately 30,415 square feet would be demolished, including the 347-349 Fremont Street Edwin W. Tuckerbuilding, which is listed on the California RegisterofHistorical Resources. The site would be excavated for the foundation, the three-level below-grade parking garage, and the 85-foot-high residential tower. The project site is located about mid-block on the eastern side of Fremont Street in the block bounded by Folsom, Fremont, Harrison and Beale Streets. Vehicular access to the parking garage would be from Fremont Street on the northern portion ofthe street frontage. The pedestrian lobby entrance would be on the southern portion ofthe Fremont Street frontage. The site is within the existing Rincon Hill Special Use District/Residential Sub-District, the RC-4 (Residential/Commercial High-Density) Zoning District, and the 200-R Height and Bulk District. The site is also within the proposed Rincon Hill Mixed Use District, and the proposed 350-RDistrict. THIS PROJECT MAY HAVE A SIGNIFICANT EFFECT ON THE ENVIRONMENT AND AN ENVIRONMENTAL IMPACT REPORT IS REQUIRED. PROJECT DESCRIPTION The proposed project is the construction ofan approximately 135,990 square-foot building consisting ofabout 88 dwelling units and 88 below-gradeparking spaces. The irregular-shaped project site is on thewestside ofthe Cityblockboundedby Folsom, Fremont, Harrison, and Beale Streets intheRincon HillareaofSanFrancisco(Figure 1,page2).' ThesitewrapsaroundtheendofZenoPlace, acul-de-sac offFolsom Street. Theprojectsite islocatedat329-349FremontStreet, onAssessor'sBlock3747, Lot 19, which totals 13,853 square feet or approximately 0.32 acre. Twotwo-storyofficebuildings, whichwerejoinedin 1968,currentlyoccupythesite. Thebuildingsare presently vacant but recently contained office use. The larger, concrete, 333 Fremont building, constructed in approximately 1930, contains abasement level which is accessible from a driveway on Zeno Place. The smaller, 347-349 Fremont Edwin W. Tucker Co. Building, is a wood frame structure that is reported to have been constructed in 1913 and is a rated historic structure on the California RegisterofHistorical Resources. The buildings total approximately 30, 417 square feet, and contain a total ofthree parking spaces accessible from Zeno Place. Theproposedproject involvesthedemolition ofthe existingbuildings and the construction ofan eight- story, approximately 135,990 square-footresidential condominiumbuilding with below-grade parking (Figures2, 3,4, 5, 6,7, 8, and9,pages3 to 10). Therewouldbeathree-andone-half-levelunderground parkinggarage forabout 88parkingspaces. Theprojectwouldcontainabout 1 studio, 65 one-bedroom units, and 22-two bedroom units for a total of88 units. Thebuildingwouldbebuilttothepropertylines. Theeight-storyresidential structurewouldbe 85 feet tallandwould featurethreecourtyardsonthegroundfloorwhichwouldbeopentheentireheightofthe building. Thepedestrianentrancetothebuilding and lobbywouldbeonFremontStreetonthe southern portion ofthe street frontage. The ground floor would contain 1 1 residential units, a lobby with two elevators three courtyards and two terraces.
